Home values since 2012
Zillow’s Tupelo index rose slowly through the 2010s, from $118,589 in August 2012 to $139,077 in August 2019. The big jumps came after 2020: the August figure rose 13% in 2021 and 9% in 2022, then about 5% in 2023. It was flat from August 2023 to August 2024 before rising 6% in each of the last two years. FHFA’s Lee County index shows the same shape, with its largest gain, 13.24%, in 2022 and smaller gains of 3.86% in 2023, 4.65% in 2024 and 5.73% in 2025.
What the measures mean
The Zillow Home Value Index is a modeled “typical” value for homes in the middle third of the market, smoothed and seasonally adjusted. It is not a sale price, and Zillow revises past months.
The FHFA House Price Index tracks repeat sales and refinance appraisals of the same homes with mortgages backed by Fannie Mae and Freddie Mac. FHFA calls its county and ZIP code series developmental, and they come out once a year.
Census figures lag further: the 2019-2023 American Community Survey put the median value of owner-occupied homes in Tupelo at $201,300. See our population guide.
Why sale prices are hard to find
Mississippi is a non-disclosure state for real estate: deeds filed with the Lee County Chancery Clerk generally do not list a price, so there is no public sale-price database. Our weekly real estate transfers list recorded deeds without prices. Your tax bill is based on the Tax Assessor’s appraisal, not on Zillow; see our property tax guide.
